Bretton Woods/Mt. Washington Resort - Carroll, NH
Working with management and ownership, we were asked to assess the market for a planned condominium project at the base of the resort’s ski facility. Bretton Woods generates steady real estate activity, but has not introduced new product in a number of years. The project represents the resort’s first project in a multi-unit, ‘village’ setting. Our analysis focused on several factors, including: Potential Absorption; Achievable Pricing Level; Required Amenities; and Project Mix.
Burlington Town Center – Burlington, Vermont
A major mixed-use redevelopment proposal holds the potential to generate significant changes in downtown Burlington. The plan, which includes residential, commercial, office and parking components will revitalize an aging retail center and substantially increase activity levels in the downtown core. We were asked to assess all components of the plan from a market perspective, with particular emphasis on providing documentation for the developer’s absorption projections and proposed pricing.
Bromley-Best Property - Peru, Vermont
Bromley is a quiet player in the southern Vermont market, but strong attention to detail, skier services and a location that provides easy access to many of the state’s attractions have given the resort a solid following among affluent family skiers from the New York market. Looking to the future, resort owners are assessing the feasibility of a combined ski/real estate project that will enhance the recreational offering and substantially upgrade the bed-base. We were asked to assess the market feasibility of the project from absorption, pricing, amenity and mix perspectives. Our assessment included direct survey research of Bromley clientele.
Coolwater Ranch – Kerr County, Texas
A prominent Texas family with a 10,000+ acre land holding in Texas’ Hill Country was interested in exploring the development potential of the land – both from the perspectives of year-round residential use and as a recreation-oriented resort. Our assessment of the market included an examination of development and market patterns in the Hill Country – with an eye on the expanding San Antonio market and the potential for vacation markets. Working with land planners – we created several development scenarios.
Bromley Manor – Manchester, Vermont
An experienced operator of senior living facilities proposal for a multi-faceted senior living needed the project to be objectively assessed in order to validate her assumptions regarding project scope, unit mix, appropriate services and particularly, pricing. The project is targeted to three market segments: Independent Living; Assisted Living and Memory-Care, each of which required detailed demographic and income assessment to estimate potential market pools. Our research and report were used as part of project documentation for financing.
12 Morgan at Centerra – Lebanon, NH
A developer proposing an age restricted, market-rate condominium project within the mixed-use Centerra asked us to confirm his market concept and conduct market analyses to provide projections regarding project absorption, unit mix and pricing sensitivity. Our findings allowed the developer to confirm his project plans and to move forward with project financial partners. The project is currently under construction.
